Situation

The Dallas Citizens Council needed to reduce costs and increase financial incentives for renewal.  They also required additional tenant amenities and improvements to their existing space.

Approach 

  • Leverage market alternatives to negotiate competitive market rate with landlord, readjust base year and secure additional renewal options
  • Perform analysis of overall cost of the lease based on five years, including landlord net analysis
  • Negotiate rent reduction with minimal rent increase and a tenant improvement to refresh existing space, plus additional technology upgrades.

Results  

  • 15% Reduction in Occupancy Cost
  • Stabilized Rate through 2017
  • Received above market Tenant Improvement Allowance, early net savings, and additional renewal options
