Situation

The Global headquarters of Alliance Data (ADS),  a fast growing, multi-billion dollar corporation, had been located in two buildings containing 230,000 rentable square feet (RSF).  After a strategic decision to move from a centralized structure to more of a holding company organization, the Company's goal was to consolidate headquarters into no more than 135,000 RSF, while upgrading both the quality of the facility as well as location.
Approach
  • A Project Code Name was assigned to effectively leverage the market to gather pertinent information on single tenant existing facilities and build-to-suit opportunities in the Plano, Frisco and Dallas markets, strategically including select multi-tenant alternatives and involvement from multiple Economic Development Council’s. 
Results
  • Achieved a 38% space efficiency versus the stated objective of consolidating into the 135,000rsf building on their current campus
  • Secured unprecedented concessions from the landlord including exclusive top of building signage in two locations, free rent/cash concessions in excess of $78/rsf
  • Secured the largest grant per full time employee given by the Plano Economic Development Council plus an “occupancy” grant for a combined total in excess of $9.00/rsf for the Tenant
